Common Questions
Yes. Our steel-frame modular homes are built to full Irish Building Regulations (Part A–M) and are accepted by all major Irish mortgage lenders. Each home comes with a BER certificate, certificate of compliance, and structural engineer's certification — all the documentation your lender requires.
It depends on the project. Garden rooms under 25 m² often fall under exempted development, but full homes and larger structures will need planning permission. We assess this during our free site visit and can manage the full planning application for you if needed.
Steel is A1 fire-rated (non-combustible), immune to rot and pests, dimensionally stable, and carries a 25-year structural warranty vs. the typical 10 for timber. It often qualifies for lower insurance premiums. Steel costs marginally more upfront but saves significantly over the life of the building.
Screw piles are steel shafts with helical plates that are mechanically driven into the ground — like a giant screw. They're load-bearing immediately (no concrete curing), work in almost any soil, and cause minimal disruption to your site. They're also fully removable, so the ground can be restored if the building is ever relocated.
From design sign-off to keys: typically 14–18 weeks for a family home, 6–8 weeks for a garden room, and around 10 weeks for a granny flat. This excludes planning permission timescales if required. We give you a detailed programme at the quote stage so there are no timeline surprises.
No. Once you approve the design and sign off on the specification, your quote is fixed. We don't charge provisional sums or allowances that inflate later. The only way the price changes is if you request changes to the scope — and we'll agree those in writing before any work is affected.
